Tiivistelmä
Opinnäytetyön tavoitteena oli selvittää Lean-toimintatapojen soveltuvuutta toimeksiantajan julkisivusaneeraustyömaalle sekä etsiä niitä työvaiheita, joissa Lean-menetelmien soveltaminen olisi kannattavaa, sekä selvittää, missä työvaiheissa Lean taas ei toisi työlle juurikaan lisäarvoa. Opinnäytetyö toimii esiselvityksenä mahdollisesti laajamittaisemmin käynnistettävälle Lean-menetelmien käyttöönotolle tilaajayrityksessä. Tilaajayritys on osa yhtä Suomen johtavista korjausrakentamiseen keskittyneistä yhtiöistä.
Opinnäytetyö koostuu Lean-teorian, historian ja toimintatapojen kirjallisuuden tutkimuksesta sekä erilaisiin Lean-työkaluihin tutustumisesta. Tutkielman kenttätyöosuus koostui 1,5 vuoden työskentelyjaksosta työnjohtajana tilaajayrityksen työmaalla. Tänä aikana seurattiin työmaan toimintatapoja sekä tuotannon ongelmakohtia. Opinnäytetyössä tutkittiin lisäksi työnjohtajille suunnatun kyselyn avulla tilaajayrityksen työmailla yleisesti esiintyviä ongelmia.
Tutkielman lopputulos ei tarkasti vastannut kaikkiin tutkielman tulostavoitteisiin mutta antoi realistisen kuvan tilaajayrityksen lähtötasosta ja valmiudesta ryhtyä soveltamaan Lean-toimintatapoja toiminnassaan. Lean-toimintatavat soveltuvat lähes kaikkeen korjausrakentamiseen mikäli siihen ollaan tilaajayrityksessä valmiita panostamaan ja Lean-toimintatavat otetaan huomioon jo työmaan työnsuunnittelussa. The aim of the thesis was to find out the suitability of Lean methods for the subscriber’s renovation site operations and to look for those work stages where the application of Lean methods would be profitable, and to find out in which operations Lean doesn't add value to the work. This thesis serves as a preliminary study for the possible large-scale introduction of Lean methods in the subscriber company. The subscriber company is part in one of Finland's leading companies focused on renovation construction.
The thesis consists of a study of the literature on Lean theory, history and practices, as well as an introduction to various Lean tools. The source material consists of material and publications from several foreign and domestic Lean trainers and researchers. The fieldwork part of the dissertation consisted of a 1.5-year work period as a supervisor at the subscriber company's construction site. During this time, the site's operating methods and production problem areas were monitored. The thesis also investigated problems commonly found on subscriber’s construction sites with the help of a survey of supervisors.
The outcome of the thesis did not exactly match all the outcome objectives, but gave a realistic picture of the subscriber company's starting level and readiness to apply Lean practices in its operations. Lean operating methods are suitable for almost on all renovation construction, if the customer company is prepared to invest in them and Lean operating methods are taken into account as early as in the work planning of the site.
